This is also the zone for buyers who want to use Avon as a genuine primary residence with practical daily life in mind. The Route 12 corridor runs directly through Avon's commercial core -- grocery, hardware, dining, medical, and marine services are all within a short drive -- which makes interior properties the most practical full-time address on Hatteras Island.

  1. Is the kiteboard or windsurf rental market part of the income thesis? If yes, Canadian Hole soundside access is a specific and defensible rental marketing advantage. Properties near the launch area with covered gear storage and outdoor rinse stations command measurable premiums from that guest segment.
  2. Oceanfront vs. soundside yield math: Oceanfront produces the highest gross revenue ceiling. Soundside produces lower gross revenues but at lower purchase prices and insurance costs. Model both on a net yield basis before assuming oceanfront always wins the investment comparison.
  3. Primary residence vs. investment property: For full-time or extended-stay use, the interior zone's lower carrying cost and proximity to Avon's commercial infrastructure often makes more practical sense than a higher-carrying-cost waterfront position used at lower occupancy.
  4. Verify flood zone per address. The insurance cost difference between Zone VE oceanfront and Zone X interior in Avon can be $10,000-$14,000 per year. That number belongs in the purchase comparison, not discovered after closing.
