BHI ownership has a cost structure that differs from mainland coastal markets in two important ways. First, the BHICA fee structure is not a single line item — it includes base HOA fees, ferry subsidy programs, and potentially additional community-specific overlays. Second, the island's physical remoteness means maintenance and renovation costs are permanently higher than comparable mainland properties. A buyer who models BHI ownership costs from mainland comparables will consistently underestimate the all-in annual number.
BHI is in Brunswick County, which has one of the more favorable property tax rates among coastal NC counties. The combined county rate runs approximately $0.45-$0.50 per $100 of assessed value as of 2025, which is meaningfully lower than New Hanover County (Wilmington) and Dare County (OBX). BHI properties are in unincorporated Brunswick County and pay county tax only.

Brunswick County's tax rate is among the most favorable of any coastal NC market. The tax advantage relative to Wilmington saves $6,000 per year on a $1.5M property. That advantage is largely offset by the BHICA fee structure and ferry costs unique to the island.

Golf cart ownership is a practical necessity on BHI, not an optional luxury. Annual costs include: registration with BHICA, insurance on the cart, battery maintenance (lead-acid battery replacement runs $1,500-$3,000 and is needed every 4-6 years on average), and general maintenance. Budget $800-$2,500 per year for ongoing cart costs in addition to the initial purchase or the value included in a property's price.
BHI sits at the southernmost tip of NC at the mouth of the Cape Fear River with Atlantic exposure. Wind insurance costs are among the highest in the state. The NC Beach Plan is the insurer of last resort for properties private carriers will not cover at standard rates. BHI oceanfront wind insurance runs $8,000-$20,000 or more per year depending on construction type, roof age, coverage amount, and wind mitigation credits. Maritime forest and harbor village properties carry lower rates due to reduced direct storm exposure. Get an actual quote — do not estimate from mainland coastal comparables.
Oceanfront and low-lying BHI properties commonly carry Zone AE or VE designations requiring mandatory flood insurance with federally backed mortgages. Under NFIP Risk Rating 2.0, rates are property-specific based on elevation certificate data. Zone AE rates on BHI run $2,000-$6,000 per year. VE-designated oceanfront properties carry the highest rates in the NFIP system. Get an elevation certificate and actual NFIP quote for any Zone AE or VE property before going under contract.
Every maintenance or renovation project on BHI costs more than a comparable mainland project. Contractors travel on the ferry. Materials arrive by barge or ferry. Equipment access is limited to what fits on island transport. The practical premium over mainland renovation costs runs 30-60% for most project types. Apply this premium to any maintenance reserve calculation or renovation estimate for a BHI property.
